From referral to move-in

Commission program
Clear rates, no surprises
Transparent commissions across our flexible inventory. Commission is calculated on base license fees, net of taxes, add-ons, credits, or one-time charges.
Private offices & team suites
- 10% of the total initial term value (base license fees) up to 12 months
- Renewals: 5% on the first renewal term (up to 12 months) if you remain broker of record
- Expansions (first 6 months): 5% on the incremental increase
Dedicated desks
- $300 flat per seat (minimum 3-month term)
Hot desks (monthly)
- $100 flat per member (minimum 3-month term)
Meeting rooms / day passes
- Not commissionable unless pre-approved in writing for project placements
Payment terms
- Paid within 30 days of the client’s second successful invoice.
- Requires a completed W-9 (or W-8BEN-E).
- Co-broking welcome with a single designated payee.

How does the broker referral program work?
Register your client before we have been in contact. We confirm 120-day protection in writing, deliver a tour and proposal within 24 to 48 hours (often same day), and handle onboarding and IT at move-in.
How long is my client protected?
120 days, confirmed in writing as soon as you register them.
What are the commission rates?
Private offices and team suites earn 10% of the initial term value (base license fees, up to 12 months), plus renewal and expansion rewards. Dedicated desks earn $300 flat per seat and monthly hot desks earn $100 flat per member, each on a minimum three-month term.
Do you reward renewals and expansions?
Yes. You earn 5% on the first renewal term (up to 12 months) if you remain broker of record, and 5% on the incremental increase for expansions in the first six months.
When do I get paid?
Within 30 days of your client's second successful invoice, once a completed W-9 (or W-8BEN-E) is on file. Co-broking is welcome with a single designated payee.
What can I place?
